Nine types, one building
The units come in nine types from 17 to 92 m². Types 1 to 4 (17–36 m²) come furnished. With types 5 to 9 (38–92 m²) you choose — furnished or not. Every unit has a kitchenette.
Some types also come mirrored: the same floor plan, just flipped. The price varies by type, size and position in the building.

Worth knowing up front
- The building is three years old. It is not a new build: the units are finished and have already been lived in. At the viewing you see the actual condition, not a rendering.
- Permanent residence is possible. You can register permanent residence at the unit.
- There are 60 garage spaces for 232 units. They are allocated in the order of the reservation list.
- A cellar comes with most units.
- The price is final. CZK 5–14 million depending on type, size and position. No commission and no other mandatory fees.
Transport and the area
The tram and the bus stop right outside, and Petřiny metro station is a few minutes' walk away. There is a Lidl supermarket in the building. In the middle sits a planted atrium watered from rainwater. Sports facilities and the woods are close by.
It is a building for people who want everything to hand — which is exactly the audience that is easiest to find.
Why investors buy here
Atrium is approved as non-residential premises for accommodation purposes. There are few such buildings in Prague and that is the whole difference: long-stay accommodation can be run here with clean paperwork — an accommodation contract, a register of stays, a deposit and clear house rules.
It is not a footnote in the occupancy permit. It is an operating model you cannot build with an ordinary flat.
Where the work comes from
Not from the purchase. From the day-to-day running.
Dealing with occupants. Move-ins and move-outs. Handing the unit over and taking it back. Payment and deposit records. Repairs and faults. Reporting duties, including Ubyport and the paperwork around accommodating foreign nationals. Dealings with suppliers. And the documents that hold it all together.
Without a set-up operation it turns into scattered busywork — a few minutes a day that can be neither planned nor postponed.
What we do
On request we will find occupants for the unit and take over its running. We do it systematically, and you choose how far it goes:
- Basic — we look after the unit. Keeping an eye on its condition, maintenance, repairs, cleaning, handovers and takebacks, records and reporting.
- Concierge — we act for you. Everything in Basic, plus the people and the institutions: dealing with occupants, move-ins and move-outs, payments, the deposit, contractual penalties, Ubyport, and dealings with the bank and the authorities.
We are not new to this
Over ten years we have managed everything from individual flats through holiday resorts to development projects. We do the maintenance with our own people, and companies in the field give us work too — among them Ideální nájemce and Spolumajitelé s.r.o.
