Investors who want to get the most out of a unit without dealing with its day-to-day running. Not managers looking for software. And not owners who want to do it themselves — for them we have the portal, and that is free.
What we take care of
- communication with enquirers and occupants on operational matters,
- move-ins, handovers, takebacks and the end of stays,
- records and administrative paperwork for the accommodation,
- coordination of the everyday running of the unit and related services,
- keeping an eye on the condition of the unit and arranging maintenance, repairs, cleaning and service call-outs,
- handling routine operational situations and coordinating the unusual ones,
- dealing with suppliers and other third parties,
- administrative support and defined representation before the bank and the authorities,
- registration and notification duties, including Ubyport and the accommodation of foreign nationals,
- regular operational reporting and an overview of what has been done.
How it starts
First we sit down over the particular unit: what you expect from it, what the service should include and how we will communicate. Then we take over the paperwork, set up the operating procedures and draw the lines — what we handle, what you approve and what gets escalated.
From then on the service simply runs. You know what is happening in the unit without having to be there.

Everything in Basic, plus everything involving people and institutions: dealing with occupants, move-ins and move-outs, payment records, administration of the deposit, contractual penalties including notices and deadlines, Ubyport, and dealings with the bank and the authorities.
Why us
This service was not built as generic management for any housing stock. It is designed for the operating model of Atrium Petřiny — for the accommodation regime, for the split of roles between owner and manager, and for the processes this building actually needs. You are not getting a generic property service, but a solution for one specific kind of operation in one specific project.

What it costs
